Emerson Annual Inspections Begin Aug. 13th

Emerson's Annual Inspections begin on Monday, August 13, 2018 and will continue on a neighborhood-by-neighborhood basis until completed.


This process usually takes a few weeks to complete the 1100 homes within the community.

Only the exterior is inspected, so homeowners do not need to be present. If an issue is noted, the Emerson Community Manager will send a notification with a timeframe for addressing the issue.

The checklist provided to the teams is as follows:

Roof Shingles: (cleaning or repair)
Gutters & Downspouts
Reattach to house clean
Siding
Clean, paint or repair
Trim Elements
Window, Door, and Columns – clean or paint
Doors
Front Door needs painting
Shutters
Missing or Faded
Foundation (Walls / Areaway)
• Brick foundation cleaned or painted
• Outside stairway to basement clean or paint
Front Entry
(Walks / Stoop / Steps)
• Damaged Concrete
• Dirty Concrete or rust stains
House Address Pad
Must be visible from street
Deck maintenance
Railings, fascia needs cleaning or painting
Patio maintenance
Weeds in pavers
YARD ELEMENTS & LANDSCAPE ISSUES
Grass / Lawn Maintenance:
Lawn in need of Mowing Bare Spots
Tree Circle Edging
“Visible Masonry Tree Circle Edging” in front yards is not permitted:
Landscape Edging & Walls)
Must be approved and in keeping with house colors
Pruning (Trees)
Branches hanging over sidewalks need to be trimmed
Pruning (Shrubs)
• Trim shrubs under windows 
• Remove and replace dead shrubs 
• Trim shrubs hiding house number
MISCELLANEOUS ISSUES
Trash Cans / Screens
Trash and recycle cans not visible
Basketball Backstops
• No record of ARB Approval
• Not Permitted in Townhomes
• Not Permitted in Street or Street right-of-way
